Minimum Qualifications

High school diploma or equivalent.

Four years’ experience in maintenance including work in drywall.

Valid North Carolina Drivers’ license.

Preferred Qualifications

Six years’ maintenance work experience in commercial and office building operations.

Position Description

Occupational Summary

The Facilities Maintenance Specialist is responsible for performing skilled maintenance, repair and construction of the inside, outside and exterior areas around buildings as well as the various systems within the buildings in more than one field including heating and air, water, and electrical systems. This position specializes in sheetrock and carpentry work, and painting.

Essential Duties & Responsibilities

 

  • Determines work to be completed through visual inspection or assignment of work orders
  • Assists with scheduled maintenance and minor repairs on plumbing, heating, refrigeration, air-conditioning and electrical systems and other equipment as needed
  • Repairs, replaces, services and installs equipment including light fixtures, fluorescent tubes, lamp connectors, furniture and administrative and instructional equipment
  • Assembles and layouts metal or wood walls, measures, cuts, and attaches drywall panels to wood or metal framing, ensuring proper fit around outlets and fixtures
  • Applies tape and joint compound to seams, fills nail/screw holes, and applies multiple coats to create even surfaces
  • Smooths all joints, patches, and imperfections after each coat of compound
  • Transports materials and sets up scaffolding or lifts
  • Patches holes and cracks in existing drywall
  • Performs minor painting and masonry work
  • Performs general office maintenance to hang pictures and repair office furniture
  • Performs minor repairs on campus power equipment and machinery; reports items in need of repair or replacement
  • Installs cable for computers and telephones
  • Operates a motor vehicle to pick-up items from local vendors; delivers supplies as needed
  • Assists in moving furniture and equipment as needed
  • Prepares facilities for classes, meetings and special events as assigned
  • Participates in appropriate committees and task forces as assigned
  • Performs other job-related duties and projects as assigned in support of the College’s mission, core values and goals

Knowledge, Skills and Abilities

Knowledge

  • Strong practical knowledge of various mechanical, electrical, plumbing, and HVAC equipment, controls and systems 
  • Machinery, equipment and tools necessary for the maintenance and repair of buildings
  • Operational characteristics of building equipment and repair procedures
  • Strong knowledge of preventive maintenance
  • Strong practical knowledge of commercial carpentry and construction work used in the repair, maintenance and improvement of buildings 
  • Established maintenance, fire, OSHA, hazardous material and safety regulations and procedures

Skills

  • Proficient skill in the repair of a variety of structural and/or mechanical facilities in a variety of trade areas
  • Intermediate computer skills in Word and Excel
  • Intermediate skills in analyzing and interpreting data

Abilities

  • Work independently; remain focused to produce quality work under time constraints
  • Maintain records of work assignments and materials used
  • Troubleshoot building systems and correct system problems
  • Paint and do drywall
  • Follow oral and written instructions
  • Perform basic mathematical computations
  • Interpret blueprints, code manuals, state and federal regulations, manufacturers specifications and other verbal or written technical information used in trades related work
