Education

Must possess a high school diploma or GED.  Previous experience in building trades and experience as a Maintenance Mechanic or Supervisor.  

 

Knowledge and Skills

Management and supervisory skills over a team of maintenance technicians to accomplish designated priorities. Mechanical aptitude, creativity, ability to work under pressure. Able to work as a team or on own. Knowledge of job materials layout and design. Ability to read and interpret blue prints and semantic drawings. Knowledge of, but not limited to heating, ventilation and air conditioning systems and their components, electrical systems, fire alarm/suppression systems, pneumatic controls, low voltage controls, climate controls, hands-on use of equipment and machinery, commercial kitchen equipment. Knowledge of electrical circuits, plumbing design and basic carpentry.

 

Physical Demands

High level of physical effort required – including, but not limited to: lifting heavy objects, carrying, walking, bending, kneeling, etc. and is almost continuous during each shift.

Position Description

Statement of Primary Purpose

The Maintenance Supervisor ensures the maintenance and operation of college facilities and grounds.  Provides tactical day-to-day leadership, coordination, and supervision of facilities and grounds sustainment operations by managing a team of maintenance and grounds technicians.  Ensures the safe functioning of the College’s physical plant, including but not limited to maintenance, repair, renovation and sustainment. Ensures the safety, welfare, training, and supervision of the maintenance / grounds team.   

 

Classification

Full-time exempt staff, maintenance management classification

 

Essential Functions and Responsibilities

  • Supervise maintenance employees and direct the operations of facilities and grounds personnel
  • Schedule, assign and prioritize work orders and priorities of work among team members through the College’s maintenance management system (School Dude)
  • Schedule preventive maintenance for all College serviceable equipment with Maintenance staff
  • Recommend equipment to be repaired or replaced and assist with equipment budget development
  • Regularly inspect buildings, grounds, and equipment and make recommendations on replacements, deferred maintenance or repairs, and provide estimate on replacement, repair, service contracts, deferred maintenance cost
  • Maintain inventory and documentation (MSDS) of hazardous materials and hazardous waste including chemicals and supplies for multiple departments
  • Perform and/or supervise specific tasks associated with building maintenance/remodeling (including but not limited to carpentry, plumbing, electrical, HVAC, roofing, painting, fire alarms, commercial kitchen repair, landscaping, fire sprinkler systems, and underground utilities)
  • Take phone calls for service during normal hours of operation and after normal hours (nights, weekends, and holidays) – Primary contact for normal and after hour
  • Direct the removal of snow, ice or debris from campus
  • Setup and tear down for special functions and events (graduations, job fairs, etc.)
  • Assist with building audits, energy/water reduction studies, deferred maintenance plan and facility master planning
  • Supervise the training and ensure the certification of maintenance team members (pesticides, HAZMAT, OSHA 10, locksmith, ladder safety, forklift, Lockout/Tagout, etc.)
  • Identify hazards and mitigate risks for maintenance team members, staff, faculty, students and visitors. Ensures accidental risk management in all functions
  • Accounts for all assigned College equipment, tools and facilities

 

Additional Duties and Responsibilities

  • Unlock campus in morning.
  • Prepare and purchase parts and supplies as needed as per State of NC procurement guidelines

Licensing Requirement

  • Valid NC Drivers License. 
  • Forklift Certification (within 6 months of hire)
  • OSHA 10 (within 6 months of hire)

 

Working Conditions and Environment 

At times work is performed in all types of weather conditions such as snow, freezing temperatures, rain, extreme heat, sun and wind.  Work may involve contact with hazardous chemicals, high voltage, pesticides, epoxy paints, gas and at times live circuits.

 

Equipment Operation

Equipment including, but not limited to, electric and manual hand tools, electrical testing equipment, landscaping tools and equipment, forklift, and hydraulic/pneumatic tools.
